DRIVEWAY STANDARDS

Below are standards for driveways and parking spaces per Section 18-73, Section 36-161, Resolution No. 2013-25, and the Driveway Policy.

Residential Properties:

  • Driveways must be paved with asphalt, concrete, or other materials as approved by the City Engineer. Coal-tar based sealer is prohibited
  • Parking areas located in the side or rear yard shall be constructed with concrete, asphalt, class V gravel (minimum 6 inches compacted), landscape rock (minimum 6 inches compacted), landscape paver blocks, or brick that meets the City's Public Works Design Manual.
  • Parking areas located in the front yard or parking areas draining to the street shall be paved with asphalt or concrete.
  • The total square footage of driveways and parking areas shall not exceed 35% of the front yard area. The lot coverage in the RE district shall meet the requirements in Section 1340.03.
  • Driveways cannot exceed 24 feet in width at the curb and property lines
  • Driveways shall be 40 feet in length or to the garage, whichever is less
  • Cannot have more than one driveway
    • Residential properties that have 2 or more driveways prior to a street reconstruction project and have more than 180 lineal feet of street frontage may be permitted 2 driveways
  • Driveways must be located at least 5 feet from the side lot line and have a minimum of 3 feet landscaped separation between adjacent driveways
  • Non-paved driveways shall be paved prior to the sale of a property, except for properties whose main access is on a non-paved roadway

Commercial, Office or Industrial Uses:

  • Must be paved with asphalt, concrete, or other materials as approved by the City Engineer. Coal-tar based sealer is prohibited
  • Driveways cannot exceed 32 feet in width at the curb and property lines
  • Driveways shall be 40 feet in length or to the garage, whichever is less
  • Driveways must be located at least 5 feet from the side lot line and have a minimum of 3 feet landscaped separation between adjacent driveways
  • Non-paved driveways shall be paved prior to the sale of a property, except for properties whose main access is on a non-paved roadway

Permit Required

Property owners are required to obtain a paving permit for any paving or parking lot repair projects. Overlaying existing hard surfaces does not require a permit.
